How this estimate is calculated (assumptions)

Income is converted to an approximate after-tax figure using 2026-27 Australian resident tax rates plus the 2% Medicare levy. Offsets (e.g. LITO) are not modelled, so the estimate is slightly conservative for lower incomes.
Serviceability is assessed at your entered rate plus a 3.00% buffer, in line with APRA guidance.
Living expenses default to a household-benchmark estimate (HEM-style) by household type and dependents. You can override the figure. Lenders assess the higher of your declared expenses or their benchmark.
Credit card limits are assessed at 3.8% of the total limit per month, regardless of balance.
Borrowing power is the maximum loan your monthly surplus can service over the chosen term at the assessment rate (principal & interest).
Maximum property price also factors your deposit, a lending limit of up to 95% of the property value (up to ~105% with an eligible family guarantee), and estimated upfront costs.
Upfront costs use WA transfer (stamp) duty general rates, plus ~$3,000 for conveyancing, registration and searches. Where first home buyer is selected, the WA First Home Owner Rate of duty is applied (effective 7 May 2026): nil duty up to $600,000 and a concessional rate up to $800,000 for homes, plus the $10,000 First Home Owner Grant for new homes. Thresholds are set by RevenueWA and can change.
Lenders Mortgage Insurance (LMI) is flagged when the loan exceeds 80% of the property value but is not added to the figures.
