The First Home Owner Grant WA: $10,000 toward your first build

The First Home Owner Grant (FHOG) is a one-off $10,000 payment for eligible first home buyers who build a new home or buy one that's never been lived in. It's designed to give first-timers a genuine leg-up, and when it's combined with WA's stamp duty concessions, the savings can run well into the tens of thousands.
Who qualifies?
The FHOG has a clear set of rules. You'll generally need to tick all of these:
- You (and your partner) have never owned residential property in Australia before.
- You're at least 18 and buying as a person, not a company or trust.
- At least one applicant is an Australian citizen or permanent resident.
- The home is brand new: a build, an off-the-plan purchase, or a newly built home nobody has lived in.
- You'll move in within 12 months of completion and live there for at least six continuous months.
The property value caps
Perth & the south
For homes south of the 26th parallel (which includes the entire Perth metro), the total value of the home and land must be $750,000 or less.
North of the 26th parallel
For homes further north, a higher cap of $1,000,000 applies, reflecting regional building costs.
Don't forget the stamp duty savings
The grant is only half the story. As a first home buyer in WA you may also pay no transfer (stamp) duty on homes up to $600,000, with a concessional rate up to $800,000. On a typical first build that concession alone can save you more than the grant itself.
Rough numbers: a $560,000 new home could mean $10,000 from the FHOG plus a full stamp duty exemption, a combined saving that changes what "affordable" actually looks like.
