Government schemes that get you in the door sooner
There's more help out there than most people realise: deposit guarantees, grants, duty concessions and super savings. Here's the shortlist that matters for Perth buyers, minus the jargon.
Used well, these schemes can shave years off your saving and thousands off your upfront costs. Used together, they can be the difference between "one day" and "this year." We'll tell you which ones you actually qualify for, and stack them properly.
The schemes worth knowing
First Home Guarantee
Buy your first home with as little as a 5% deposit and skip Lenders Mortgage Insurance, because the government guarantees the rest. It can save many thousands and get you in years earlier.
Family Home Guarantee
Built for single parents and eligible guardians: buy with as little as a 2% deposit, again with no LMI. A genuine shortcut for families doing it on one income.
First Home Owner Grant (WA)
A $10,000 payment for building or buying a brand-new home in WA, subject to property value caps. See the full WA FHOG guide →
WA stamp duty concessions
First home buyers in WA can pay no transfer duty on homes up to $600,000, with a concessional rate to $800,000, often the single biggest saving of the lot.
First Home Super Saver
Make extra contributions into super, then withdraw them (plus earnings) for your deposit, a tax-smart way to save faster than a regular account.
Regional First Home Buyer support
Buying in regional WA? There are dedicated guarantee places for regional buyers too. We'll check whether your suburb qualifies.
The trick is stacking them
Most buyers use one scheme and leave money on the table. The real wins come from combining them. For example, a deposit guarantee to get in early, a duty concession to cut your upfront costs, and the grant on a new build. Getting the order and the eligibility right is exactly what we do.
- We map every scheme you're eligible for in one sitting.
- We show you the combined dollar impact, not just the headline numbers.
- We line the finance up so nothing falls through the cracks at settlement.
Eligibility rules, income and property caps, deposit thresholds and the number of guarantee places change from time to time and are set by federal and WA government bodies. Treat this page as a general guide and confirm current details with the relevant authority (such as Housing Australia or RevenueWA), or let us do it with you.
