What exactly does a building broker do?+

Think of us as your personal guide through the whole build. We get to know what you want, then compare land, builders, designs and finance across the market to find the combination that genuinely suits you. We negotiate on your behalf, decode the contracts, and stay by your side from the first chat right through to handover, so you're never navigating it alone.

Does it really cost me nothing? How do you get paid?+

Correct, our service is free to you. We're paid a referral fee by the builder once you proceed, much like a mortgage broker is paid by a lender. Importantly, it doesn't add a cent to your build price, and because we're independent we're never tied to pushing one particular builder. Our job is to get you the best outcome.

Do I have to use one of your builders?+

Not at all. We work with a wide panel of quality Perth builders, but you're always in control. We'll present options that fit your budget and taste, explain the pros and cons of each, and let you decide. No pressure, no lock-in.

What if I already have land, or a builder in mind?+

That's completely fine. Plenty of our clients come to us partway down the track. We can review the deal you've been offered, sanity-check the contract and pricing, sort your finance, and make sure you're getting genuine value. Sometimes a second set of expert eyes is all you need.

What if I want to make changes to my design?+

Absolutely, we can. Your home should feel like yours. Our in-house designer works with you to tailor the plan, reworking layouts, adjusting rooms, and refining the little details until it fits how you actually live. We'll talk you through what's possible and how any changes affect your budget along the way, so there are no surprises.

Can you help with my finance as well?+

Yes, it's half of what we do. We compare home loans across a wide panel of lenders to find you a sharp rate and the right structure, and we make sure you're claiming every grant and concession you're entitled to. How long does it take to build a home?+

Every build is different, but as a rough guide most single-storey homes take somewhere in the range of 10 to 14 months from slab to handover, depending on the builder, the design and site conditions. We'll give you a realistic timeline up front and keep you posted at each stage, with no vague promises.

Is the price fixed, or can it change?+

We steer you toward fixed-price building contracts wherever possible, so you know your number before you commit. We also go through the things that can catch people out, like site costs, provisional allowances and exclusions, and make sure they're clear so your budget holds up.

What's the difference between using you and going straight to a builder?+

Walk into a display home and you're dealing with someone who sells for that one builder. We work for you across many. That means honest comparisons, real negotiation, and someone in your corner who has nothing to gain from steering you toward a particular brand. Same builders, better guidance, at no extra cost.

Do you help first home buyers with grants and schemes?+

Definitely, it's one of the best parts of the job. We'll check your eligibility for the First Home Owner Grant, WA stamp duty concessions and the various deposit guarantee schemes, then stack them properly so you keep every dollar you're entitled to.
